Sažetak
Changes in the market, global crises, recession, advancements in technology and services, environmental protection, competitive strength of individual players, are the factors that constantly call for re-examination of adopted business strategies. Asset Management (physical) is a relatively young scientific discipline devised and elaborated by academic institutions and businesses through best practices and individual experience. Today, a number of international associations and institutes work on development this management. The most prominent among them are Abraman, Brazil, AM Council, Australia, EFNMS, Europe, FIM, South America, GSMP, Arabian Gulf Region, SMRP, USA, IAM and etc. Their common goal of all association is promotion and transfer of knowledge through educational programmes, certification and specification of a new profession – asset governor. Correctly set the Asset Governance and Asset Management has taken a decisive role at the corporate level of the society in terms of setting strategic objectives and potential risks on assets (Hill, 2000). The lack of organizational structure or its deficiency in societies where the balance sheets is a large share of physical assets can have negative economic consequences and is vital in terms of ecology, health and safety consists in the execution of business operations. (M. Cattaneo, 2007). The problem of physical asset management is extremely important in the public sector - services to be provided to citizens. (Aulich, C., Halligan., J. and Nutley, S. 2001) and Sanderson (2001). Asset Governance is a lifelong management in managing physical assets in order to achieve certain goals enterprises. " Challenges in the management of physical assets are very hot on the international and local level because it requires emergentan and propulsive model in the midst of environmental and other escalations. Asset Governance focuses on the enhancement of policies, transparency and accountability in the creation and implementation of the management of physical assets and strategies to ensure effective implementation.
