Sažetak
The continuity of the north-east Adriatic coast settlements has been proved by archaeological evidences from prehistoric period, from the times of Greek and Roman colonisation, and than through the late Ancient Times and Byzantinism till the Middle Ages; through the centuries even people from wide area around cities, had found inside the city walls refuge from the great movement of the peoples or pirate invasions from the sea; some of those city walls still exist as they were, or they have been reconstructed.
The line of city walls has marked those city areas even later, and inside of them characteristic, concentrated buildings with the extremely rational city grid and little shops with main public buildings of civil and sacral authorities around are architecturally prominent. This, so called old city, is the monumental core of a coastal city, regardless the building expansion during the last two centuries; this expansion, by dislocation or dispersion of the public service buildings, have damaged the unity and function of a city core, denying also visual image and silhouette of the old town centre.
This study intents to points out the consequences of the senseless building expansion of the coastal towns; it consummates more and more of quite limited surrounding area which used to provide food for those towns; and also it overflows the coastal area endangering the tourism - the main source of existence.
The evaluation of a city as a monumental entity is second, but not of less importance, factor for the development of tourism in the coastal area and on islands, and it is undeniably very important for identification of cultural significance of our country in general.
And finally, in order to help in preservation of historical city cores, the authors give some suggestions as an enclosure to the standard book of regulations used by the monument heritage preservation services. These regulations are often disregarded and the legal authority of the Institut for Preservation of Cultural Heritage is not always powerful enough.
