Sažetak
The history of the port of Rijeka can be traced to prehistoric times, later becoming an important Roman port and growing rapidly from the 19th century when projects for its expansion were presented at the World exhibition as a model port. Today the area is interesting as an entry point and as an open space exhibition of different architectural periods, specially related to the history of the reinforced concrete constructions where some of the buildings are the first of their type in Croatia. Due to the transition from one social and economic system to another, the recent war, privatization and new trends in maritime transport, the port of Rijeka, for a long time the biggest port on the eastern part of Adriatic, has seen a strong decline. The growth trend in recent years poses questions about the future of the port area, situated in the centre of the city, which presents an important resource for urban development and limits the technological development of the Port. The paper gives an overview of the possible impact factors in a rational approach to the economic, social and spatial renewal of the area ; considering the specifically developed analytical evaluation tool for analysis and creation of territorial development scenarios, spatial analysis tools, possible indicators and objectives for a creative renewal of the area. The proposal considers creative and productive activities, necessary support institutions, contemporary sustainable economic approaches (incubators, investment options, property rights, collaborations, green and creative, open source, do-it-with-others economy…), territorial requalification, transport structures, relation with new city campus and proposal for the new County territorial plan.
