Sažetak
The exceptionally unfavorable business conditions that the Croatian economy faced during the first half of the 90 s (war and transition) had a pronounced negative effect on tourism, especially on hotel industry. Due to the state of war and risks, the process of privatizing Croatian hotel industry went slowly, followed by a minimal flow of new capital. Only smaller enterprises are completely privatized, while large hotel companies are controlled by the state, banks or small shareholders. Alongside the problem of ownership, the Croatian hotel industry is burdened by numerous other problems: unsuitability of supply according to contemporary market demands, technical-technological suboptimality, lack of innovative and entrepreneurial personnel, very low occupancy rates, business losses, lack of systematic planning, absence of a contemporary marketing approach etc. Croatia must accelerate privatization, as only when companies become primary factors in decision-making and commence to have a market orientation is it possible to achive a higher quality and to better maximize on own potential, taking into consideration the contemporary trends of tourist demand. Without an owner s presence, inflow of new capital, more efficient managers, clear visions of development, the Croatian hotel industry cannot respond to today s challenges and successfully compete on the international tourist market.
