Sažetak
Purpose of the research Asset Management is while this management discipline is a relatively new (3-5 years ago) in the world and it has been confused with the term used to describe. Asset Management evolved from Maintenance Management to provide a holistic approach to managing the life of a physical asset. A lot of companies, not only in Croatia are confused about distinction between asset governor, facility, property, asset or maintenance management. Asset Management is not only the maintenance and operation activities because today this science and business framework include multidisciplinary science and discipline with the focal point to improve and optimize the contribution of a physical asset. Numerous international associations and institutes like The Institute of Asset Management – IAM London, EFNMS (Europe), GFMAM AM Council of Australia, ABRAMAN (Brazil), SMRP (USA), FIM (South America), GSMP (Arabian Gulf Region) and Hrvatsko društvo održavatelja in Croatia developed through general principles try to cover all stages of the asset management process including knowledge, governance, shareholders, skills, practice, benchmark and etc. The common goal of all associations is transfer of knowledge through various programmes of education and certification for a new professional discipline – asset manager. Asset Management is concept for support to decision maker to cover performance goals and draws from economics as well as engineering. Asset Management provides for the economic assessment of trade-offs between alternative improvements and investment strategies from the network-or system-level perspective – that is, between modes and/or asset classes within modes. (American Association of State Highway and Transportation Officials, 1996). The implemented survey in Croatia indicates that the AM discipline is in the early stages of development. The majority of companies have set up organisational units, but integral asset management is not present. The existence of the strategy and policies for asset management is present in half of the companies in the sample.
