Sažetak
After 45 years of Socialist rule (1945-1990) and the subsequent switch to the market economy, in the last 15 years Croatia has gradually developed the real estate market which is a significant predisposition for the constantly increasing demand for second homes particularly along the Croatian coast and on islands. Foreign citizens from the – for Croatian tourism - key emissive tourist countries also take a lead in the recent demand for the purchase of real estates in Croatia. The exploratory tourist visit, at which they explore the potentially receiving region, almost inevitably results in the decision to purchase a second home, often a future home in the retirement age. The structure of international tourists in the Croatian littoral also includes nationals from other republics of the former Yugoslavia who acquired their second homes predominantly in the period of one united Yugoslavia, as well as Croatian nationals living abroad in Western Europe who stay in Croatia mostly during summer vacation. It is expected that in the near future, with Croatia’ s joining the EU, the Croatian littoral will become one of the most interesting receiving second home areas in Europe, which will have both positive and negative consequences for the relevant local communities.
