Sažetak
Transition from planned to market economy caused a wide social and economical changes in countries of Central and East Europe. In retailing, transitional states are characterized by privatization and opening of new retail companies and closure of some of the old retail chains. Another important process is an opening of the market for international retail chains. Mentioned processes are present in Croatia too, though emergence of foreign chains started a bit latter in comparison to other transitional state. Changes of the Croatian consumers` shopping habits occurred as well: shopping in large stores is rising, and that in small shops declining. In Zagreb, in the framework of the quoted processes, new shopping centres and hypermarkets are being opened. This articles deals with the spatial distribution, commercial structure and functions of newly built shopping centres and hypermarkets in Zagreb. Research has included mapping of all newly built shopping centres and hypermarkets, classification of their commercial and other functions according to numbers of business premises in them, and questionnaire survey conducted in four shopping centres on different locations in Zagreb. Questionnaire survey has been done in order to understand how visitors perceive shopping centres concerning their functions and urban location. At least five distinctive locations of newly built shopping centres and hypermarkets have been recognized in Zagreb: 1) inner city, 2) traffic junctions in the city, 3) locations beside old industrial, storage and wholesale facilities, 4) residential zones away from inner city and 5) edges of the city. All shopping centres are characterized with combinations of different commercial functions. Retail is dominant, followed by services, catering services and financial functions. Beside that, inner city centres usually have additional functions: office areas, multiplex cinemas, cultural centres, casinos and apartments. Some of them could even be categorized as smaller version of “ urban entertainment centres” (UEC) emerging in Anglo America and some West European countries. Questionnaire results indicate that shopping centres away from inner city are perceived predominantly as shopping places while those in city centre are being perceived as both shopping and leisure spaces.
