Sažetak
The technical and organisational problems that are present in exploitation of old buildings, and produce the necessity for their reconstruction will be analysed. The important phases of reconstruction project will be structured and analysed with regard to problems that appear in each of them, based on the author's experience. The paper will discuss the role of particular participants, and the role of investor in particular, an the reconstruction project. The recommendations for reconstruction projec realisation will be presented.
