Sažetak
The northern coastal area of Poreč with its natural environmental values on 55 ha of woods, meadows and fields, is intended, according to wider urban area plans, for a tourist residential development. The scientific studies of the area have been conducted and presented in "Saladinka – Sv.Martin area studies" in condition implementation for catering and tourist related services in the environment of natural values of indigenous plants. The purpose of this work is a contribution to the more efficient, more humane and more precise management of tourist area plan documents for the benefit of present and future generations. The research methodology of the captioned theme has been based on both, cabinet and field work as well. The resource records used are cadastral office references, self-research assessment of photographic records, preparation work for urban design project, regulations and relevant literature. The maximum allowable area load (the optimum land area) is based on a forecast number of unemployed workers for a given period of time and a number of workers who area covered by built-up parcels. The use of arable land for the development of services such as tourism, catering and similar activities, may be allowed in the landuse planning conditions and land allocation for the sole purpose of employment of the local population.
