Sažetak
Croatian regions and resources are suitable for the development of second homes tourism. The Croatian cost as a region has 80% of Croatia's total accommodation capacities. Second homes are mainly concentrated in the coastal zone as an integral part of most developed croatian regions. According to the present situation in the coastal regions are situated 65% of all second home dwelling in Croatia. Leaders in the second home regions are Primorje-Gorski kotar country, Zadar and Split-Dalmatia country. On the other side there are some attractive areas recognized by second home tourism in Croatian inland where there is no tourism industry or it is underdeveloped. The second home phenomenon is more recent phenomenon in Istrian region because of the strong emissive markets in the surrounding regions (Slovenian, Italian and German emissive markets). In this article authors are focused on the analysis of the Istrian region as a new second home destination and on positive and negative effects of its development according to the Croatian opening to the European tourism market.
