Sažetak
The main purpose of this research is to analyze possible implications of the European Union enlargement on tourism development and real estate market in Croatia.Therefore, the analysis done in this paper is primarily focused on interrelated development of tourism and real estate markets as well as on the effects of the capital inflows on macroeconomic aggregates in Croatia. The accession of Croatia to the EU and real estate market liberalization will obviously create positive economic effects for local property owners, but on the other side a large number of downsides must be analyzed as well. Medium and long term effects of capital inflows are specially investigated with respect to competitiveness of other industries and in regard to issues with social problems that might emerge in the areas with developed tourism industry.
