Sažetak
Buildings have a significant environmental impact ; it is estimated that households are responsible for 40 per cent of the total energy consumption in the European Union. Therefore, it is very important to take energy efficiency of houses into account when considering sustainable development, i.e. sustainable building.. Despite the fact that there is abundance of information on construction technology available in the market and the fact that this type of building is promoted by the Ministry of Economy, Labor and Entrepreneurship and United Nations Development Program (UNDP), through a project titled “ Energy Efficiency in Croatia” aiming at increasing awareness of citizens of rationale energy consumption and promotion of economically rationale and energy efficient technologies, there are only a few energy efficient houses in Croatia. A possible reason for the obvious lack of interest are higher initial construction costs. However, this is misleading, because the long term savings in the building use are not taken into account. Cost effectiveness of energy efficient houses can be established by calculating the whole life building costs over the payback period using the net present value method. Net financial results and environmental impact should be analyzed by including into calculation all possible variables, e. g. construction and operating costs, especially energy consumption, throughout the building lifetime as well as risk factors. All these data should be assessed or calculated in order to make a proper cost efficiency comparison between a classic and cost efficiency house.
