Sažetak
Croatia's independence and political changes in this part of Europe have brought about new relationships in hole Croatia which in turn have had a significant impact on its geopolitical position. This position offers bright prospects due to its close proximity to the intersection of two important European traffic routes. Favorable economic development of the town might be stimulated by its location as well as by the historical value of the town itself and natural values of the wider surroundings. Physical planning of the town depends on the realistic income from the economy burdened with renovation, privatization, restructuring and international competition. Demographic growth has not reached its assumed potential. Such circumstances are likely to slow down the town development. The town should retain its population that will live, work and invest into the renewal. Effective measures in the town renewal are: stimulating private investments, creating funds for renewal of abandoned properties, creating conditions for non government organizations for town development, making development zones for business and industry. Systematic and harmonious concept of the town development in the 20th century is the basis for further consideration. The protected historical nucleus of the town should be carefully renovated preserving stylistic and structural values of its architecture and the area itself. An effort should be made to make these values recognized both regionally and internationally. Better quality living in the town may be achieved by variety of attractive areas and functions including the quality of housing and surroundings. Successful town renewal can be achieved by recognizing local needs and possibilities, by an efficient and flexible approach to different situations and circumstances. The key factor for a successful town renewal project is the continuity and implementation of projects relevant for the development of the local community, together with real estate owners and influential people who will support the proposed projects. The concept of urban renewal is based on the protection of public interest, renewal of built structures, principles and goals of ecological planning and environmental protection, realistic income from the economy burdened with renovation, privatization, restructuring and international competition.
