Sažetak
The purpose of this research is to point out the importance of controlling the growth of private accommodation in destinations, with a focus on Croatian tourism. This paper show the existence of relation between the increase in the number of tourists and the growth in the number of accommodation units, ie their structure. Causality between the number of tourist arrivals and overnight stays and the number of private accommodation units has been examined using the method of analysis, comparison and the synthesis of conclusions. The County of Istria is considered as the most developed tourist region in the analysis, with rapid growth in tourism arrivals and overnight stays. At the same time, private accomodation units and days of tourism stay falls by almost a month, in the observed period (1987 to 2018). Research results indicate the need to investigate the relationship of emission markets characteristics with the structure of accommodation capacities so that the achieved annual tourist results can be more realistically monitored/ argued. Future sustainable development is suggested through value proposition and experience for the client, transformation of accommodation units concerning the quality of the tourism offer and partnerships of destination stakeholders in order to control private accomodation expansion.
