My Green Hill – Strategy of Luxurius Housing
Economic crisis has changed the sign of residential construction - today's oversupply and insufficient demand problems, incentives have been decreased and housing prices have fallen. Today Croatia has a greater housing offer than demand. At first glance it seems that the housing projects are nowadays doomed to fail. However, more detailed research insights to the problem of inadequate residential construction strategy and that the market demands higher values – which don’t exist. This paper presents a multi-criteria approach to decision-making in a luxury residential construction project, which has from its early beginning (already in conceptual and defining phase) to exploit all the advantages and disadvantages of the existing markets as its own strengths. Research also explains the way with which, considering the today's conditions, constraints and implementing all relevant strategic, location and time guidelines, the recognition and project success can finally be achieved. The project characteristics that give higher value are given as well. The final contribution of this paper is framework for luxury housing strategy.
