Market analysis of prefabricated buildings in Croatian agglomerations and central Europe
Prefabricated construction represents an approach to the industrialization of the construction of new buildings and the reconstruction of existing ones. Unlike the traditional construction method, prefabricated construction increases efficiency, increases the quality of mounted parts, and reduces work and costs. This paper aimed to analyze the current market of prefabricated buildings in the Republic of Croatia, determine its characteristics, and compare it with relevant examples from abroad. Due to the separate unexisting denotement of prefabricated construction activities within the Croatian National Classification of Activities (2007), it has been impossible to identify the analysis population with certainty. Therefore, companies registered for the production and/or installation of prefabricated elements from wood, concrete, and metal were analyzed. They appreciate SMEs’ dominance compared to large companies on the Croatian market and their urban agglomerations concentration. The conducted analysis focused on small and medium-sized enterprises on the territory of four counties: Osijek-Baranja county, the City of Zagreb, Split-Dalmatia county, and Primorje- Gorski Kotar County. The number of registered enterprises and their total annual revenues have been investigated. The results show that in Croatia, the enormous growth in sales has been recorded by prefabricated wooden buildings, but the most prevalent prefabricated structures are still metal. This is the most significant difference compared to European countries, in which wooden objects are the most represented ones. Finally, a substantial expansion of prefabricated construction on developed markets has been identified. It is suggested to classify activities of production and installation of prefabricated elements separately. In that way, the Croatian construction industry would follow, control, and support the European trend of increasing prefabricated construction.
